Challenges

When NAI Hallmark assumed management of 924 Lane Avenue North in May 2022 on behalf of the new owner, the 57,727-square-foot industrial property was dealing with significant deferred maintenance. Ongoing issues with building upkeep, landscaping, parking lot conditions, and roofing had become a persistent source of frustration for tenants and were affecting the property’s overall appeal and functionality.

Solution

Led by Shannon Carper and Daniel Delahanty, NAI Hallmark’s management team worked with ownership to identify key issues and guide a comprehensive revitalization plan. The owner was committed to making the capital improvements needed to stabilize the asset and support its long-term success.

Exterior renovations began in Fall 2022 and were completed in Summer 2023. Interior renovations began in Fall 2023 and were completed in Spring 2024. The work has included interior and exterior repainting by Reagor Painting, roof replacement by Barber & Associates, new pylon signage by Taylor Signs, transom glass replacement by Duval Glass and Mirror, and an interior build-out by Premier American Construction.

Result

Through proactive property and construction management, NAI Hallmark helped reposition the property from a neglected industrial site into a more functional and attractive space for industrial users. The project demonstrates how hands-on management, strong vendor coordination, and collaboration with ownership can improve property conditions and create a stronger foundation for long-term performance.
